MKA recently represented a private client at the Causeway Coast and Glens Planning Committee meeting in February. The development had been recommended for refusal prior to the committee meeting. However MKA Planning was able to successfully turn this around and gain planning permission for the dwelling.
The dwelling at Mountsandel Road, Coleraine was granted approval as MKA Planning were able to successfully argue that the proposed development was part of an existing cluster outside a farm consisting 12 buildings and 9 houses.
The identified site provides a suitable degree of enclosure and is bounded by existing development on two other sides and has dwellings and roadways to the north east and south east. The site is part of the front garden and established curtilage of No. 209 Mountsandel Road for over 10 years. It is a large cultivated and landscaped lawn and front garden.
It will not visually intrude into the open countryside around or significantly alter its existing character considering it is the front garden and will have no impact outside this cluster. This approval will not be unduly prominent in the landscape and will not adversely impact on residential amenity as adequate separation distances and proposed boundary treatments have been provided.
